Historic roofs in Evergreen

Evergreen's older buildings are log and stone, built up around Evergreen Lake before the highway made the drive easy — lodges older than the road that reaches them. Mountain construction, mountain weather, and roofs that have to handle snow load most of the metro never sees.

A log-and-stone lodge doesn't fail the way a Denver brick building does — the snow load changes the math, but the underlying lesson is the same: match the roofing material, respect the headlap, and don't let the hidden work get skipped because the view is nice.

The Craft

I

Historic
Restoration

One standard, whether it is a courthouse, a church or a house. Documented, preserved, and put back better than the archives remember it.

II

Ludowici
Clay Tile

Fired clay that outlives its warranty by a century. Matched, milled, and hung by hands that know every profile in the catalog.

III

Premium
Slate Roofing

Stone laid to shed water for a hundred years. Cut, hung, and headlapped like it has to prove it every day.

IV

Asbestos
Abatement

The dangerous work nobody photographs. Brought down under negative air by certified crews — contained, cleared, and manifested — so the beautiful work can begin.

Five steps. No shortcuts.

№ 01

Survey & document

Walk the lodge roof with the snow in mind. Pitch, headlap, fastener type, valley metal and snow-load wear go on paper and in photos, along with whatever the last winter did, before any tear-off.

№ 02

Temporary dry-in

Mountain weather does not wait for a schedule. Temporary cover goes on the moment the old roof opens and is built to hold through snow and wind while salvage and staging run.

№ 03

Match, salvage, specify

Keep what is sound. Specify slate, metal or clay to match color, profile and thickness, and confirm the permit path with Jefferson County's Building Safety Division, since Evergreen is unincorporated.

№ 04

Install to the standard

Underlayment is rated for the snow load it will actually see, decking is sistered where it needs it, and slate goes on copper with headlap sized to the pitch. None of it shows from the lake.

№ 05

Closeout & handoff

A clean manifest, photos, permit record and warranty paperwork where it applies. The notes record what the roof carries in winter, for whoever keeps the lodge next.

What the roof teaches you in seventeen years

№ 01

Headlap
Is Gospel

A slate or metal roof on an Evergreen lodge takes on snow load most roofs in the metro never see, which makes headlap and fastener integrity matter more, not less. The stone or the metal was built to last a century; the snow finds every shortcut taken underneath it first.

№ 02

Clay Has
a Memory

Clay tile is rare at this elevation, but where a lodge does carry it, the same matching discipline applies — exact profile, graded salvage, blended field. Snow load doesn't forgive a mismatched tile any more than hail does down in the valley.

№ 03

The Ugly Work
Comes First

A log-and-stone lodge built before the highway reached it has survived plenty of winters on hidden work nobody thought to check. Decking gets sistered, underlayment gets rated for the snow load it'll actually see, and none of it shows until the one winter it wasn't done right.

“The archives remember what the roof looked like. My job is to make the roof agree.”

— Justen Newton

Every layer earns its place

The pretty part is the clay. The century is everything underneath it. Walk the layers.

What owners ask before the first tile comes off

№ 01

How long does a clay tile or slate roof actually last?

Evergreen's lodges are older than the road that reaches them, and the roofs that serve them well are built for a century of snow. Quarried slate and Ludowici clay are rated that way. What fails first is the fastening and underlayment under the snow, not the stone or the metal.

№ 02

Can you match discontinued or antique Ludowici clay tile?

Yes, though clay tile is rare at this elevation. Where a lodge does carry it, the exact Ludowici profile is specified from the catalog and graded salvage, the field is blended, and the snow load gets the same respect as hail does down in the valley.

№ 03

Do you repair historic slate roofs, or only replace them?

Repair first. Slate or metal on a mountain lodge rarely fails as stone; it fails at the fasteners, the headlap and the flashing that the snow finds first. Correct those and the roof keeps working. Replacement is the last resort, never the opening bid.

№ 04

Is asbestos abatement part of a historic roof restoration?

On older and mid-century structures, sometimes. Transite and older membranes come off under negative air, with certified crews and a clean manifest, before new work starts. Scope is settled at the site visit, once the deck is seen.

№ 05

Do you take on historic roofing work in Evergreen?

Yes. Evergreen's older buildings gather around Evergreen Lake, and the Evergreen Conference District is on the National Register. Because Evergreen is unincorporated, re-roofing permits come from Jefferson County's Building Safety Division, and the work begins with a site visit and a written scope.
